What is #ChangeAlexNow all about?

It is a long-term movement led by the Luthando Maduna Foundation to build a New City of Alexandra from the ground up with the community—and let the people who live, work and spend there help create and share in its growth.

The aim is not simply to replace buildings. It is to connect dignified housing, local enterprise, education, sport and accountable community ownership in one practical development pathway.

The current problems are connected.

Housing, work, infrastructure and ownership cannot be treated as separate issues. Each one reinforces the others.

Overcrowding and housing pressure

Alexandra's limited land carries intense demand for safe, dignified homes. Informal and overcrowded living conditions leave too many families without the space and security they need.

Too few pathways for young people

Young people have energy and ability, but local access to quality training, employment, sport and enterprise remains far below the scale of the need.

Money leaves the community

Residents spend every day, yet much of that value flows outward. Local consumption rarely becomes shared assets, stronger businesses or long-term household wealth.

Low-density, disconnected development puts pressure on services and leaves too little room for the homes, schools, healthcare, commerce and public spaces a growing community requires.

The Luthando Maduna Foundation envisions a high-density, mixed-use Alexandra built on the land the community already calls home. Vertical development can release ground space for services and public life while keeping people close to their history, networks and opportunity.

The money people already spend can work harder for the community.

The model is designed around two Stratum development franchises. When people buy everyday goods and services inside these developments, the trading businesses generate profit that can be shared and redirected toward the New City of Alexandra.

Banks collect securely

Point-of-sale devices capture each sale and settle it into controlled business accounts. FNB is Stratum’s publicly identified banking-infrastructure provider; automated sweeps can then move funds according to documented banking arrangements.

Profit is allocated

90% is intended for eligible participants and 10% for the Foundation and mission-supporting management teams, subject to final agreements and actual results.

The next city is funded

The Foundation’s long-term ambition is to mobilise R500–R800 billion for a New City of Alexandra built from the ground up with the community, then apply the model to 99 more cities.

This is the intended operating model, not a promise of profit or fundraising success. Allocations, banking arrangements, eligibility and distributions depend on executed agreements, applicable law and verified financial results.

The Foundation and its founder

Who is behind the vision—and why?

Luthando Maduna Foundation NPC leads #ChangeAlexNow and is the non-profit vehicle positioned to advance its public-benefit and social-upliftment purpose with formal oversight.

Luthando Maduna CA(SA), the founder, brings a chartered accountant's focus on structure, controls and long-term value creation. He is developing the movement because Alexandra's challenge is not only a shortage of buildings—it is a shortage of pathways through which residents can become participants in development.

His role is to organise the vision, bring community and institutional capabilities together, and build an accountable model through which daily spending supports profitable local enterprise and helps fund a new city.

The pathway follows Stratum Property Group’s Wealth Rotation System™: verify, pool, develop across the network, then secure and rotate value into the next phase.

Verify participation

Complete consultation, registration and FICA/KYC verification through the SAMBO Digital Platform before participating.

Pool capital responsibly

Contributions from R250 per month are pooled toward defined development thresholds. The intended model may place waiting capital in secure income funds.

Develop through Stratum

Property developments under #ChangeAlexNow are placed within Stratum Property Group's integrated network, moving from Mini Complexes into larger mixed-use projects as requirements are met.

Share network value

The intended model gives eligible members participation across the productive property network rather than tying outcomes to one individual site.

Secure, report and rotate

Subject to final documents, assets may support Asset-Backed Notes with ceded title deeds. Reporting, eligible distributions and reinvestment support the next cycle.
